Bangkok

Best for: Big-city services, airports, rail transit and the widest range of neighborhoods.

Watch: Choose housing around BTS or MRT access if you want to avoid making taxis part of every journey.

Chiang Mai

Best for: Remote-work community, cafes and a slower northern-city rhythm.

Watch: Seasonal air quality is a real planning variable; research the months you intend to stay.

Pick the city before estimating the budget

A Thailand-wide monthly number is not very useful. Bangkok rent can be shaped by rail proximity and condo quality; Chiang Mai has a different housing market and transport pattern; Phuket adds island and tourism-season effects.

Create a realistic basket for each city: accommodation, electricity if billed separately, local transport, mobile data, coworking if needed, health insurance and several airport or intercity trips.

  • Plan for climate and air quality, not only average temperature.

The DTV changes long-stay planning

Thailand's Destination Thailand Visa is aimed at groups including digital nomads, remote workers and freelancers. Official Thai materials describe it as a five-year multiple-entry visa with a stay of up to 180 days per entry, with one extension of up to another 180 days through immigration.

Official guidance lists financial evidence of at least THB 500,000 and evidence supporting the purpose of stay. The Thai e-Visa portal also notes that e-Visa applicants must apply while outside Thailand. Recheck eligibility and documents immediately before applying.

Transport strategy changes by city

Bangkok can support a highly car-free routine if home and daily destinations sit near BTS or MRT lines. Chiang Mai and Phuket are less rail-oriented, so the cheapest apartment may become inconvenient if every errand requires a ride.

Add a transport penalty to properties far from the system you expect to use. This makes rent comparisons more realistic.

Build resilience into a long stay

Keep a second bank card, reliable travel or health insurance, offline copies of visa documents and a backup data option. The first week should remove avoidable single points of failure.
